Purchasing Property/Land
a) Paying holding fee/deposit
Once you have found the property you want and agreed a deal, we take you to the
Solicitors and we draw up a contract between yourselves and the seller,
confirming the price and agreeing on dates of transfer. We will require off you
two passport sized photographs, plus a photocopy of your passport of the person
whose name is going to appear on the tapu (deeds) or both, if it is going to be
in joint names. At this point you agree with the seller the deposit to be paid
and the remaining payment structure then the tapu is sent off to the City
Council, who in turn send it to the Army Office in Didim to check your
application.
The purchase of property has to be stamped and legally registered at the Notors
Office
You are only refused if you are a declared bankrupt, have a criminal record, or,
are on the Interpol most wanted lıst!!.
b) Paying balance/Completion
Once the tapu is ready (normally 16 – 24 weeks later) we will notify you so you
can arrange to return to sign the necessary paperwork and pay the remainıng
balance – i.e. the purchase price minus the deposit you have already paid.
At this point the agency commission is paid which is 3%.
In addition you have to pay 3% purchase tax (stamp duty) of the purchase price.
Once all these procedures have been carried out the property is yours.
All our transactions are carried out under the guidelines set out by the Tapu
Offıce. Unlike the UK you do not have to use a Solicitor as contracts between
the buyer and seller are legally binding documents. However, we recommend you do
use a Solicitor for your own peace of mind and we have arranged with our
Solicitor an easy to understand contract which ensures protection for both the
buyer and seller.
